Lease up fee:

Lease up fee is equal to 1/2 1st Month’s Rent (Minimum $800.00)

Complete in-depth tenant screening including: full credit check, eviction search, late payment check, criminal check, income verification, reference check, contact w/ previous landlord.
Full owner protection lease agreement
Move in condition documentation w/ photo report

Lease up fee is charged 1 time each time a new tenancy is created at property (Includes all aspects of lease up including all marketing, tenant screenings, lease draft and signing and cooperating agent fees. Additionally this includes property turn over facilitation and tenant dispositions)

We market our properties on over 30 different websites including Zillow, Trulia, Realtor.com, MLS AND facebook to provide the best exposure for your investment!

$300.00 Lease Renewal fee* includes:

Rental Analysis and Rent Reevaluation
Property inspection with owner report
Formal Lease Extension

*Changed annually in the event that occupying tenant extends lease agreement for an additional 6 months or more.

Lease Only Service

1 month’s rent ($1550 minimum)

Includes all aspects of lease up including all marketing, tenant screenings, lease draft and signing, and Move-in property inspection with owner report. This does NOT include cooperating agent fees, an additional $200.00 will be charged at time of lease signing and paid to cooperating brokers if applicable.
